INSPECTION PROCESS

The inspection process entails a thorough examination of the property, encompassing various critical aspects from exterior to interior. The procedure adheres to a systematic approach ensuring comprehensive coverage and meticulous assessment.

  1. Exterior : Commencing from the street view, the inspection traverses through the entirety of the exterior space including the driveway, yard drainage, landscaping, and ending with structural components. My reports even include a look over non essentials such as the fence line for you knowledge of the property. I will include one average size eternal building at no extra charge!

  2. Roof : Assessment of the roof covering, vents, and overall condition. If conditions are unsafe such as roof pitch or weather, a drone will be utilized. I still use a drone on every home to give you overall property photos and views across the slope of the roof.

  3. Crawlspace : If accessible and safe, entry into the crawlspace is undertaken to inspect major systems and structural integrity. Ground moisture, electrical, plumbing, HVAC, and structural components.

  4. Attic : To the extents it is safe and accessible through the entire attic, major systems, structural, venting, and insulation are evaluated. The roof is again inspected from inside the attic.

  5. Interior : Transitioning to the interior, a comprehensive inspection is carried out from top to bottom. Every visible and accessible component is tested.

6.    HVAC, Electrical, and Hot Water Systems : To the extent of access and safety, inspecting any visible and working defects. Data is recorded for your information.

I employ a structured three-tier informative approach on established homes. This approach delineates observations into three distinct categories: cosmetic considerations, items warranting possible seller discussion, and safety-related concerns necessitating consultation with a qualified professional. Furthermore, extensive photographic documentation is integral to the methodology, serving to comprehensively illustrate the inspection findings.

Some photos serve as representative samples to signify that specific items have been assessed, such as cabinets. Conversely, detailed photographic documentation is employed for critical areas, such as under-cabinet plumbing, where every pertinent location is meticulously captured, ensuring thoroughness and accuracy in the reporting.

​On new builds, more time is spent on cosmetics. Everything is looked at as a punch list for the builder to address. 

Throughout the inspection process, a keen eye is maintained and testing is conducted where necessary to ascertain the functionality and integrity of all systems and components.​ However, it is imperative to acknowledge that home inspectors refrain from citing specific building codes, as they lack formal code qualifications. It is essential for home inspectors to exercise caution when discussing building codes, offer repair guidance, or engage in physical repairs, as such actions may entail liability implications. Our training emphasizes adherence to the established standards of North Carolina, enabling us to identify deficiencies and provide recommendations accordingly. However, I will still go above and beyond these minimal standards in my inspection to perform the most thorough job that I can for you and facilitate clarity and transparency throughout the inspection process.

​I conduct my inspections as though the purchase is being made without seeing the property - sight unseen. I only schedule one home a day so that there is total focus. My role is not to sway the decision to buy or sell, as everyone's criteria and budget vary. However, I am committed to you and to my reputation, and I will provide the clearest picture possible to assist you in making the most informed decision on what is likely your largest life investment!
